How I sell a home

Eight stages, each with a decision that belongs to you — and my honest recommendation at every step.

  1. Pricing with a CMA

    I prepare a comparative market analysis from recent comparable sales — real research, prepared personally, not an automated estimate. It is an estimated price range, not an appraisal, and we set the list price together.

  2. Preparation

    Honest advice on what is worth doing before photos — and what is not. Small repairs and presentation often matter more than large renovations.

  3. Photography and presentation

    Professional photography and a listing prepared for the way buyers actually search — clear facts, strong images, accurate details.

  4. Marketing reach

    Your listing is entered in the MLS and distributed to the major real estate portals, and I market it to both English- and Spanish-speaking buyers.

  5. Showings

    Scheduled around your life, with feedback relayed back to you so we can adjust.

  6. Offers and negotiation

    We compare every offer on its full terms — price, financing, option period, timing, contingencies — not just the number. I negotiate for your position.

  7. Inspection and appraisal

    When the buyer's inspection or the lender's appraisal raises questions, I bring you options and negotiate the response.

  8. Closing

    I track the contract dates, coordinate with the title company, and keep you informed through funding.

How do you decide what my home is worth?

With a comparative market analysis: recent sales of comparable homes near you, adjusted for condition and features. It is an estimated sale price — not the same as an appraisal by a licensed appraiser — and I prepare it personally.

What does it cost to sell with you?

Broker compensation is not set by law and is fully negotiable. Before you sign a listing agreement, we go over every cost line — compensation, title, taxes, and closing costs.

Do I need to renovate before selling?

Usually not. I will tell you honestly which preparations tend to earn their cost back for your specific property, and which do not.

How long will it take to sell?

No one can promise a timeline. Market conditions, price, and property type all matter. What I can do is show you current data for homes like yours and adjust the strategy as the market responds.

Can I sell and buy at the same time?

Yes — it takes coordination on timing, financing, and possession terms. We plan both sides before your home goes on the market.
