What areas do you serve?

I serve seven Texas counties: Montgomery, San Jacinto, Liberty, Walker, Polk, Madison, North Harris. Most of my work is in Montgomery County — Conroe, The Woodlands, Willis, Montgomery, Magnolia, and the communities around Lake Conroe.

Do you work with both buyers and sellers?

Yes. I represent buyers and sellers, and my recent activity also includes land, acreage, and rental transactions.

Can we do everything in Spanish?

Yes. The entire process is available in Spanish or English — search, contracts, negotiation, and closing. Tell me which language your household prefers and that is what we will use.

What does it cost to work with you as a buyer?

Real estate commissions are negotiable and are not set by law. Before we tour homes, I go over a written buyer-representation agreement that spells out my compensation, so you know the terms before committing to anything.

What is the first step to buying a home?

For most buyers, a mortgage preapproval — it establishes a realistic price range and strengthens your offers. If you are buying with cash, the first step is a conversation about goals and timeline.

How do I find out what my home is worth?

I prepare a comparative market analysis: a written review of recent sales of comparable homes near yours, prepared by me from current market data — not by an automated estimate. There is no cost and no obligation.

What is an option period?

In a typical Texas residential contract, the option period is a negotiated number of days at the beginning of the contract when the buyer may terminate for any reason in exchange for an option fee paid to the seller. It is when inspections usually happen. Both the length and the fee are negotiated between the parties.

Do you handle land and acreage purchases?

Yes. Land comes with its own homework — surveys, utilities, road access, deed restrictions, and floodplain research — and I walk through that checklist with you before you commit.

Do you help renters?

Yes. I help renters find, tour, and apply for rental homes, and my recent HAR activity includes closed rentals across the area.

Can you help me relocate from another state?

Yes. I work with buyers relocating to the area — remote consultations, video walkthroughs, objective community comparisons, and coordination around your moving timeline.

How do I confirm which school district serves a home?

District and attendance-zone boundaries are set by the school districts and can change. Confirm any specific address with the district’s official attendance-zone map or the Texas Education Agency’s txschools.gov lookup before relying on it.

How do I research flood risk for a property?

Start with FEMA’s Flood Map Service Center at msc.fema.gov, which shows the mapped flood zone for any address. Texas sellers of residential property also complete a disclosure notice that includes flood-related questions, and for properties near Lake Conroe the San Jacinto River Authority publishes lake levels.
