A Lake Conroe real estate agent who knows the shoreline

Lake Conroe sits just northwest of my hometown, and I have spent a lifetime around it. Buying or selling on the water is a different exercise than in a subdivision inland — bulkheads, water depth, boat access, and flood mapping all enter the conversation — and I walk clients through each piece in English or in Spanish.

The lake is a water-supply reservoir completed in 1973, operated by the San Jacinto River Authority; the City of Houston owns two-thirds of its water rights. Waterfront addresses carry Conroe, Montgomery, or Willis postal cities, which is why lake searches span all three.

Homes & property types

Waterfront here divides into open-water homes with big views and wind exposure, quieter cove lots, and canal-front properties with easy boat access. Off the water, lake-area subdivisions put you a short drive from the ramps, and condos and townhomes cluster near the marinas.

Commutes & major roads

TX-105 runs along the lake's south side toward Montgomery and east into Conroe and I-45. On the north end, FM 1097 connects the Willis side, and I-45 is the north–south link for the whole lake area.

Questions

Common questions about the Lake Conroe area

What should I check before buying a waterfront home on Lake Conroe?

Bulkhead condition, water depth at the dock, any SJRA permitting on the shoreline structure, and the property's FEMA flood zone. I build those checks into the option period, alongside the standard inspection.

Are lakefront homes the only option near the lake?

No — plenty of buyers choose off-water homes in lake-area subdivisions, with boat storage or a slip at a nearby marina. It is a meaningfully lower price of entry for the same weekend on the water.

Who manages Lake Conroe?

The San Jacinto River Authority operates the dam and reservoir. The lake was completed in 1973 as a water-supply project, and the City of Houston owns two-thirds of the water rights. The SJRA site, linked above, publishes lake levels and boating information.

Which cities and schools cover the lake?

Lake addresses fall under the Conroe, Montgomery, or Willis postal areas, and school assignments vary by location around the shoreline. Verify a specific address with the district; official links are above.
